Kinross House has become one of the most exclusive and prestigious private venues in the UK, offering a truly indulgent experience characterized by unparalleled attention to detail and exceptional standards of accommodation for up to 48 guests, located just 30 minutes from Edinburgh. Guests can luxuriate in splendid surroundings, host intimate dinners or lavish celebrations, explore the exquisite grounds, and enjoy their own private Loch and island, which includes the very castle where Mary Queen of Scots was imprisoned and forced to abdicate in favor of her son, King James I of England. Additionally, they can relax in the spa or partake in the many activities available on the Estate, making it a beautiful home where the choices are abundant.

The grounds encompass the 4,000-acre Kinross Estate, providing an idyllic setting nestled in the Scottish Lowlands, just 20 miles from Edinburgh. Mighty iron gates lead to a long private driveway that approaches the property, which offers ample parking for numerous vehicles. The gardens at Kinross are recognized as among the finest in the world, featuring formal lawns and terraces, parterres, a walled garden, orchards, pasture land, meadows, and woodland, all boasting stunning views over the Loch and Castle. The formal gardens have been meticulously restored to reflect Sir William Bruce's original designs from 1685. Within the grounds, there are fabulous games to enjoy, including cricket, croquet, clay pigeon shooting, archery, badminton, and boules. The Head Gardener is always pleased to host tours of the formal gardens and the kitchen garden, where a variety of seasonal fruits and vegetables are cultivated.
